Independent Property Services have a long standing enviable reputation in residential lettings and have been established in Chelmsford since 1994. We consider ourselves one of the most experienced and successful independent letting agents in Chelmsford, and through a process of examination we are ARLA qualified.

Unlike most letting agents with the exception of referencing, which we insist is carried out by a professional referencing company, the remainder of our services offered are carried out in house, to include inventory, periodic visits, energy performance certificates, check in & check outs, viewings, etc.

We are highly experienced hands on directors who would welcome the chance to assist you, whether you are looking to let your own property, portfolio of properties or looking to enter the buy-to-let arena.

Inventories

details every room within the property and gardens if applicable. On check in we meet the new Tenant(s) at the property and go through the inventory room by room also taking meter readings and listing the keys released to the tenant. At time of check in we instist that the Tenant(s) sign and agree the inventory prior to us leaving the property therefore reducing the likelihood of any disputes at the end of the Tenancy.

Periodic Visits

If instructed on a full management basis we will visit the property once every 4 months, this enables us to check the condition, discuss any problems with the Tenant and deal promptly with any minor repairs before they become a bigger issue. We will contact the Landlord if we have concerns following the visit.

Repairs and Maintenance

We deal with all of the repairs and any maintenance issues in house in order to resolve these as quickly and efficiently as possible. unlike some agencies you wont have to wait for a call from a remote admin centre, located miles away from your property. 

Referencing

When applicants wish to apply for a Tenancy, they have to pass a referencing procedure.

We use Homelet a professional nationwide referencing agency to carry out checks which include – electoral roll, credit history, employment reference, accountants reference if self employed and previous landlord reference if applicable. We will not proceed with a tenancy unless the applicants have been approved. Unlike some agencies we don’t rely on verbal or written information given by applicants.

Absolute Rent Guarantee

We can offer this policy on successful completion of the applicants references. It includes cover for 100% of the monthly rent paid for up to a maximum of 6 months. It also includes legal expenses to cover eviction costs if your Tenant fails to pay the rent. The fee is payable in addition to the agreed fee.

Overseas Landlords

We produce an annual return for the Inland Revenue and send you a yearly statement showing rental income and expenditure. If you will be living or working abroad for a period in excess of 6 months, you will be required to complete a form online in order to avoid paying basic rate tax on your rental income, we will provide you with the relevant website information to apply for your HMRC exemption number.

Deposit

We will request a deposit from the Tenant equivalent to 5 weeks rent which we will hold and register with The Dispute Service if instructed to do so. Any deposit held must be protected under the terms of the Tenancy Deposit Scheme.

Energy Performance Certificates

Any property where a new tenancy is being created requires an EPC. Which we can arrange to be carried out. Once done its valid for 10 Years.
