Marketing Your Property
Individual details of the property, which include photographs, will be prepared and the property will be marketed from our office.
In addition, details will be placed on our own website and Rightmove. Our office is located in a prime town centre location which generate a considerable number of ‘walk-in’ enquiries. IPS operates a telephone and e-mail text contact list of people enquiring about property to rent.
Your property could be marketed up to 8 weeks before the available date, particularly bearing in mind that we will want to achieve the best rental figure for you and that some tenants may well be serving out a ‘notice’ period for their current property. Furthermore, many companies seeking accommodation for their executives can begin to make arrangements well in advance of their employee arriving in the area. IPS has let properties to many of the major companies and these have included Ford, Cable & Wireless, Marconi, Britvic and M & G Insurance.

Our Property Management package includes:
- Marketing your property
- Carry out the Energy Performance Certificate (EPC) if required
- Introduce a prospective Tenant
- Instruct a recognized referencing agency to carry out reference and/or credit checks
- Prepare the Assured Short hold Tenancy Agreement
- Prepare the inventory
- Collect the first months rent and deposit
- Register the deposit with the Tenancy Deposit Scheme
- Check the tenant in and agree the inventory
- Take meter readings
- Advise the Utility companies and Council Tax office of the Tenant’s details
- Collect the monthly rent
- Be the Tenant’s first point of contact during the tenancy and deal with any issues
- Transfer the rent less any fees or expenses electronically to the Landlord’s nominated bank account
- Send you a monthly statement and invoice
- Conduct a four monthly internal inspection of the property
- Approximately two months before the Agreement expires contact the Landlord and the Tenant to ascertain whether the parties wish to renew or if notice is to be given
- If a renewal is to go ahead, we shall Prepare the new Tenancy Agreement or if not deal with notice --requirements
- Check the Tenant out
- Advise all utility companies on final meter readings
- Remarket the property
- register the deposit with the TDS
